In our role as a dedicated Partner in Development, Architects, and Contractor, we are thrilled to present our latest venture – a transformative 50-unit multi-family apartment project by Easy Shell Construction. Situated as the focal point on the historic circle, this development not only received unanimous approval from the historic review board but also stands as a testament to our commitment to community and innovation.
Community Focus:
Being the most prominent building on the historic circle, we prioritized community integration. Recognizing the demographic of the area, with 60% of residents in retirement and a steady influx of medical professionals, our project aligns with the needs of the community. Emphasizing walkability and socializing, our design embodies a hospitality model that resonates with the local lifestyle.
Innovations:
Our approach to this project extends beyond conventional boundaries. We successfully negotiated a $2,000/year lease of adjacent public parking lots, secured a 10-year tax abatement, and acquired the property at zero cost. The design is geared towards achieving net-zero energy and carbon footprint, reflecting our commitment to sustainable practices.
To enhance the living experience, we incorporated ample lock-out efficiency units. Recognizing the prevalence of 1/1 apartments, these lock-out units allow residents to host friends and family without compromising their personal space. In keeping with our ethos, all Easy Shell Construction properties are designed with a hospitality model, ensuring that every unit is optimized for short-term rentals.
